Maintenance Request

Management is responsible for major repairs only. Minor repairs are the responsibility of the tenant. Minor repairs include cosmetic repairs, those costing under $25 and those that can be done with common tools (i.e. screwdriver, pliers, hammer etc.) and require no skills beyond common sense. If you can do it as easily as management, please do so. We gladly provide access for At&T and Cox Cable; however, we do not repair or install either. $25 will be charged for frivolous maintenance calls or repeat calls due to renter denying access. Lock out charges: $15 until 10 PM and $25 thereafter & holidays (if we are available). Tenant may not damage locks nor install locks within unit. If we cannot be reached, call a locksmith. Painting is forbidden without the express WRITTEN permission of the management. Renters are responsible for changing air conditioning filters monthly.

IF THIS IS AN EMERGENCY, CALL 904-891-6615. ALL NON-EMERGENCY CALL/TEXTS TO THIS NUMBER WILL BE ACCOMPANIED BY A $25 FRIVOLOUS MAINTENANCE REQUEST.
